Tenant Verification
Search by South African ID Number or Full Name
Only used when you have no ID number. Less reliable, and refused if two people match.
Keep the signed form on file. This record is what proves the search was lawful if the applicant later asks, and it is printed on the audit trail.
Verify the ID with Home Affairs Optional
A search works perfectly well without this. It answers a different question: whether the number was actually issued and belongs to this applicant, rather than merely passing the check-digit test that anyone with a calculator can satisfy. Run it when an application is worth the certainty. The answer is printed on the certificate either way — a certificate that has not been checked says so.
Ask the applicant to confirm their income Optional
They connect their own bank, read-only, and we work out what share of their verified income this rent would take. We keep that one figure and no statements. The applicant can refuse, and you will be told they did. Sending the request is free — you are charged 1 token only if an income comes back.
A search that finds no record on file costs a quarter of a token. The two checks above are optional extras and are charged separately.
